Description:
This project located on a steep, difficult to access but very visible site is the family home of the owner of GLux builders. This allowed him to use a range of innovative techniques including prefabricated structural insulated panels (SIPs), mass timber, wood fibre insulation, green roof, independent rainwater supply, heat pump hot water system, low environmental impact concrete, solar PV system, Australian made PH timber windows and sustainably sourced fixtures & fittings. The mass timber walls and floors are exposed internally to provide a warm finish especially to the three-level stair. External finishes include charred timber and other sustainably sourced hardwood claddings to meet the BAL29 bushfire rating.
To cope with the steep irregular site which is constrained by the Yarra flood plain and road frontages, the accommodation is on three levels stacked at angles. Clerestory windows bring sunlight deep into the building and contribute to free solar energy. Full height glazing to the living area opens onto the deck and swimming pool with views to the trees in the Yarra valley.
This Passivhaus Premium project has been achieved by close cooperation with the owner who is also the builder. The 19kW pv array is sufficient for this large house despite being located on low pitched roofs so that it is not visible from the ground. The house is also self-sufficient in water by using the space under the mass timber ground floor for rainwater tanks
